At Goundrys Estate Agents we pride ourselves for offering a value for money service.

The fees listed below are amongst the most competitive in the market place.

  • Fully managed: 12% of the monthly rental income (10% + VAT)
  • Tenant find only: 60% of the first month’s rent (subject to a minimum fee of £420) (50% + VAT)
  • Subsequent lettings with new tenants for managed properties: £78 (£60+ VAT)
  • Renewal of lease on let only properties with the existing tenants: £60 (£50 + VAT)
  • Renewal of lease with the existing tenants for managed proprties: £36 (£30 + VAT)
  • Gas safety check by registered engineer, if required approx: £50

An Energy Performance Certificate (EPC) has been required by law since 1 October 2008.


This is a vital part of any lettings service and we recommend to all landlords to ensure that they have an in depth inventory and schedule of condition report carried out. Without one, the likelihood of retaining any deposit in any dispute is negligible.

We offer this service and utilise professional industry approved inventory software which allows landlords/tenants to access and approve their inventories securely online.

For those tenants looking to rent a property through Goundrys Estate Agents, listed below are the costs involved.

A Reservation deposit of £200 is charged to reserve a property while the referencing and credit checks are being carried out.

If the tenancy proceeds, it will be deducted off the deposit held.

If the tenant withdraws from the proposed tenancy this fee is non-refundable.

Contract, referencing and administration fees

  • One individual (18+): £150
  • Each individual thereafter (18+): £60
  • Company: £175
  • Guarantor referencing (if required): £60

Deposit held with the Deposit Protection Scheme: one and a half month's rent

In addition to the above fees the first month's rent and the deposit must be paid in cleared funds prior to the moving in day.

Fees during the Tenancy

  • Renewal of lease: £36
  • Dishonoured cheques: £24
  • Rent arrears of more than 14 days: 6% rent per annum

At the end of the tenancy

  • If the property is not returned in an acceptable condition there is a £30 per hour charge for the Property Manager to carry out any restorations to the property.
  • Please note that if there are additional maintenance works that have to be organised during the tenancy there may be a small administration fee charged.
  • If you fail to cancel your standing order then a £30 fee will be charged for refunding any overpayments
